We had completed three previous remodeling projects at this vacation home for the well-satisfied, out-of-state clients. The previous projects included a master bedroom & bathroom remodeling, basement remodeling, and deck repairs.
The current project began with a need to replace several rotting windows, which take substantial abuse on the lake-side of the house. It soon expanded to include remodeling the guest bathroom (often used by their daughters’families). 
We were able to meet the clients goals in several ways. Twenty-five windows were replaced and energy improvements were completed including re-insulating walls & attic, and sealing air conditioning ductwork in the attic. A whole-house dehumidification system, new drain tile, foundation crack filling, and a sump were installed. A Home Performance with Energy Star test confirmed success of these measures. Without changing the footprint of the house, the function of the house was revolutionized: The living room is now fully connected to the rest of the house, with inviting lake views from the entry foyer. The laundry has its own space in the lower level, allowing a playful family bathroom adjacent to the three family guest rooms.
